This cosy cottage offers the perfect blend of comfort, relaxation and luxury. The ideal place to relax and recharge whilst exploring the magic of North Norfolk.
COTTAGE OVERVIEW

BEDROOMS
Mallard Cottage sleeps up to four guests in two upstairs bedrooms; consisting of one king room and one double room. ​
Quality white cotton bedlinen and calm decor make both bedrooms peaceful spaces to rest and relax. ​
The king room offers ample space for use of a travel cot.
BATHROOM
The beautifully renovated traditional bathroom offers a calm, serene space with a luxury feel. Treat yourself to a soak in the sumptuous roll top bath or refresh in the large airy shower. Complete your experience with spa-style soaps, shampoo, conditioner, bubble bath and fluffy white bath sheets.
​In addition to the upstairs bathroom, a second WC is located in the traditional outdoor 'Privy' within the rear courtyard garden.


LIVING SPACE
​Downstairs is home to an attractive and well equipped open plan kitchen and dining room. French doors lead you to the rear courtyard-style walled garden.
​
Also downstairs is the living room with reading corner, desk space, smart TV and log burner; ideal for cosy evenings nestled by the fire. Complete your wholesome experience with the selection of books, boardgames, jigsaws and blankets.

Mallard Cottage features central heating, log burner, integrated dishwasher, fan oven, induction hob, microwave, toaster, kettle, fridge, Robert's DAB radio, smart TV, fast Wifi, hairdryer and fan. In addition, the outdoor 'Privy' houses a freezer and second fridge, washing machine, tumble dryer and second WC. For those with young families, a stairgate, travel cot, highchair and several other infant-friendly items are available to use.
OUTSIDE SPACE
Mallard Cottage is the end terrace in a row of old railway cottages, situated just off the village green on a quiet no-through-road leading to the duckpond.

A wooden gate at the front of the cottage leads you to the stable door through the pretty cottage garden, blooming with flowers through Spring and Summer.
​
To the rear of the cottage is a charming courtyard garden, with outdoor seating area lit by festoon lights. Within the back garden is a hose for washing down sandy toes and muddy paws, and a small traditional outdoor 'Privy' containing second WC and appliances.

Both front and back gardens are fully enclosed. Please note that whilst the garden has plenty of planted areas, there is no lawn, however the large village green is just a few seconds walk away.
​
Whilst there is no official allocated parking, there is ample space to park right at the front of the cottage, or on the residential parking area on the edge of the village green (which is adjacent to the front of the cottage). All parking is free, we just ask you park mindfully to allow space for others - and to mind the ducks who are often waddling about at the front of Mallard Cottage!)


LOCAL AREA
​The leafy village of Hempton offers a duckpond, village pub and a large green with children's play area; all a stones throw from Mallard Cottage.
​
A short stroll from the cottage along the River Wensum takes you into the local market town of Fakenham. Known for it's industrial roots, Fakenham offers an array of independent and larger shops including a bakery, butchers, greengrocers, cafes, pubs, supermarkets, a traditional local cinema, racecourse, golf club and garden centre. Fakenham holds a market every Thursday morning showcasing fresh local produce, flowers, homeware and a variety of other market stalls. A couple of minutes drive from Fakenham you'll find Pensthorpe Natural Park; a stunning nature reserve offering a wholesome day out for all ages.

Located centrally within North Norfolk, Mallard Cottage is perfectly placed to explore all that this beautiful area has to offer. A short drive North takes you to the iconic coastline with its nature reserves, wildlife, coast paths, boat and seal trips, pine forrests and the stunning sandy beaches of Wells-Next-The-Sea and Holkham. A short drive East brings you to the pretty town of Holt and onwards to the coastal town of Cromer. A short drive North-West takes you to chic Burnham Market and onwards to Brancaster. West of the cottage you'll find Sandringham Estate and Houghton Hall.
DOGS
Up to two dogs are welcome to stay at Mallard Cottage.
There is a one-off additional fee of £20 per dog.
Provided in the cottage are a dog bowl, dog towel, dog waste bags and dog treats. A hose is available in the rear courtyard garden for muddy and sandy paws!
Dogs are allowed upstairs and downstairs, but we do kindly ask that they are kept off all soft furnishings.

North Norfolk is a predominantly dog-friendly place and there is an abundance of dog friendly walks, beaches and pubs nearby.

" Hannah's cottage is just beautiful. Everything has been thought of. The beds and linen are so comfy, the bathroom is a must see and the front garden is the perfect place for an early evening glass of wine whilst listening to the birds and watching the sunset.
The area is perfect for visiting all our favourites, Holkham, Burnham market, Holt, Holme and Sandringham and 5 mins down the road from the best burger I've ever tasted (Fat Cow). Will definitely be back! Thank you Hannah. "

" This was one of the most special airbnbs we've ever stayed in. It is absolutely beautiful! It feels like you're staying in a 5 star hotel with the incredible roll top bath and comfortable beds.

The house is in a peaceful location but also great for kids with a playground and duck pond nearby (plus there are a few added extras for families - little stool, bath mat etc). Hannah was a fantastic host and we hope to come and stay again. "

" Hannah's gorgeous place is something out of a dream! We first came across this gorgeous cottage via Hannah's interior social account where we were able to see what the cottage looked like, and it did not disappoint! The cottage is so calm, the area is super quiet and it's' the perfect place to relax and unwind. One of the highlights of our trip was feeding the ducks in the pond. The cottage is super dog friendly and Hannah went above and beyond to make our stay special. Thank you so much and we will definitely be back! "
